For those new to Nauset Management’s rental coverage program, my attention to billing is as thoughtful as my approach in watch and real estate capacities which is to say that I go to great lengths to curb if not assume ala carte expenses, particularly as it relates to my time. Examples of user error where I would never pass a fee on to an owner would be an agitated woman who renting on the shoulder season was less than amused having survived an evening with no heat eventually bottoming out at 62 degrees. As I would discover, the renter turned off the oil burner switch in spite of its bold red switch plate denoting its intended purpose, having mistaken it for outdoor lighting. My unwritten rule is that having secured a spot via retainer, I subjectively absorb issues born from poor judgement. With that said, unavoidable issues do in fact occur and, in such cases, onsite hourly rates are a palatable $35 per hour between 8 a.m. and 5 p.m. and $50 per hour from 5 p.m. to 8 a.m…

Regarding third party assistance as needed, from plumbers to spa technicians, I do not mark up these efforts assuring the owner’s best interest is my only interest. By extension, owners with one or more preferred vendors are more than welcome to participate in the mitigation process.
No different than Nauset Management’s watch philosophy, opting for quality of service over a serviceable quantity of customers, there is in fact a cap on customer volume and a smaller cap on changeover inspection availability. Last, service is restricted to Orleans and Eastham exclusively.
