What qualifies you as a property manager?

By extension, Nauset Management’s third party support consists of a vast pool of time and talent tested resources that are at the ready to fill any void where a homeowner may be lacking an alternate source.

What do you charge for property management?

The core revenue source of Nauset Management in a watch/management capacity is that of home watch. Whereas management is considered a one off need be it reactionary or prescribed, each situation is different in terms of management billing if at all. Nauset Management does not markup subcontract efforts assuring the only interest is that of the homeowner’s best interest. Granting access or soliciting quotes on behalf of those with active schedules is typically duty free as the tasks are most often woven into pre-determined check dates. In cases where oversight is requested, a predetermined quote based on substance represents Nauset Management exclusively and is of course divulged in advance.

Do we need to use your subcontractors?

Absolutely not. With no financial stake in the process i.e. marking up subcontractor efforts, your best interest is the only interest.

What if I am off schedule and have a need?

For those rotating off a watch schedule and presumed to be in residence, most needs come in the form of a referral request which is always duty free. If for some reason the home is off schedule and unoccupied and an onsite need arises, there is a charge applied that may have otherwise been waived under an active schedule.

What is your mark-up?

There is no mark-up on subcontract or vendor interaction assuring the homeowner’s best interest is Nauset Management’s only interest. In situations where Nauset Management interaction is required, a fee may or may not be applied predicated entirely on the level of involvement.

Do you manage projects?

Owner representation, rather than traditional general contracting, is certainly available for absentee owners engaged in a renovation or new construction whereas a liaison service, qualifying progress and work completed thus subject to prescribed payment is perhaps the most common task in this regard.

Can you get me a quote?

Indeed. By forgoing the mark-up, the proposition value for Nauset Management and trusted third parties is maintaining a fluid working relationship while enjoying the mutually beneficial expectations and results.

Are you licensed?

While there is no direct licensing associated with management duties, Nauset Management maintains a MA construction supervisor’s license and is a registered home improvement contractor which speaks to the ability to acquire permitting and by extension the experience the understanding of how to drive and facilitate a project or task.

Are you insured?

In a management capacity, Nauset Management maintains both a general and professional liability policy.
