Often referred to as an opinion of value or CMA [comparative market analysis], market valuation is traditionally arrived at by cultivating comparable properties that have recently closed and as such reflect what the market will bear.
While I certainly employ comps while accounting for variables to include current market trends and seasonality to name but a few factors that bring us to a traditional baseline price, it is the motivation to sell which brings us to what I consider to be an opinion of list.
