What is my home worth? Often referred to an opinion of value or CMA [comparative market analysis], this suggested number is typically based on adjustments weighed in regard to comparable properties recently sold rather than comparable properties currently listed where motivation is an unknown quantity. A further adjustment is added to the formula that is based on current market trends, seasonality and the like. This formula creates an educated opinion of value. With that said, I factor in the seller’s motivation and circumstances that bring us to an opinion of list.

My decades of commercial and residential construction experience afford me the ability to look objectively at a home through the lens of a buyer broker or buyer builder consultant in order to offer insight in regard to deficiencies which may diminish value. By leveraging my vast pool of resources, we may proactively remedy any number of known quantities or bake in perceived repair or replace cost into our opinion of list should the endeavor be too burdensome or time sensitive.

As your trusted partner and principal broker, I work with you exclusively at every step of the process from consultation, processing the mundane paperwork, coordinating the requirements to close and of course leveraging my relative experience to guide us through negotiations. I do not delegate to team members or associates, and my sellers do not bounce back and forth through various layers of admirative support. As I coordinate the journey that gets us from establishing a list price to closing, my sellers are involved, if at all, in an otherwise hands-off and seamless progression at his or her discretion.
