Born and raised on the mean streets of Eastham, I can attest that it’s laidback vibe, no doubt attributed to being the gateway to the National Seashore, which has steadfastly tempered commercial development, still affords second homeowners the comfort of hanging the spare key in the outdoor shower.

Enjoying one of the greatest stretches of bayfront real estate, Eastham is home to the finest sunsets Cape Cod has to offer. With an equal offering on the ocean side, Eastham arguably commands the most accessible shorefront on all of Cape Cod.

It wasn’t long ago when I would find myself counselling a management turned listing customer who had a very ambitious list price. When asked why I thought we were getting very little action, I gently implied that we had the only house on the market over the $1 million mark where one had to lift the toilet seat lid in order to realize a water view. Landing exactly where I had hoped and having collected himself after a lengthy chuckle, we would adjust just beneath that once unimaginable million dollar threshold and linger but another month before going under agreement.

While property listed for sale in Eastham north of $1 million is becoming as common as the Windmill and famed turnip, Eastham continues to offer the most consistent parody in terms of pricing in the lower and outer Cape markets.

With plenty of time remaining in 2026, in spite of Halloween supplies competing with back to school sales here in August, Eastham’s 2026 year-to-date numbers are as follows:

Removing the condo metrics, as Eastham and condos have always struck me as being on par with wearing penny loafers to the beach, among the resulting 49 single family homes sold, a notable 31 closed under $1 million while the average sale price is no doubt skewed by 7 properties closing between $1.4 and beyond. Most encouraging for the aspiring second homeowner should be the 16 units that closed between $600,000 and $800,000 cementing the continued pattern that is Eastham’s value remaining as prevalent as the horseshoe crab and Drive-In bottleneck.
